Certified Property Manager (CPM)

CPM certification is issued through the Institute of Real Estate Management (IREM), an international industry organization representing thousands of real estate managers around the world. This certification is designed for property managers seeking to gain knowledge in asset and financial management. Applicants complete a series of eight certification courses and must pass a final exam and assessment. All CPMs are required to adhere to IREM’s Code of Professional Ethics. Property managers cannot pursue CPM certification until they have at least three years of relevant experience meeting minimum portfolio and job function requirements.

Certified Commercial Investment Member (CCIM)

This certification is awarded by the CCIM Institute, which is affiliated with the National Association of Realtors (NAR). To earn CCIM designation, an applicant must complete a series of educational courses in:

  • Financial and market analysis
  • Cost-of-occupancy modeling
  • Investment performance forecasting
  • Professional ethics
  • Negotiation

They also must pass a comprehensive exam, and show a portfolio of qualifying work experience, such as office building management, retail property management, or management of other commercial sites. This elite credential, held by less than 6% of real estate professionals, reflects Cervelli Real Estate & Property Management’s deep knowledge of commercial real estate.

Certified Apartment Manager (CAM)

The issuing organization for this credential is the National Apartment Association (NAA), a trade association representing thousands of apartment owners, communities, and third-party partners throughout the United States and Canada. They provide professional development, continuing education in apartment management, and certification programs through the National Apartment Association Education Institute (NAAEI).

To earn CAM designation, apartment community managers must complete 40 hours of virtual or in-person coursework covering topics such as marketing, resident retention, property inspections, accounting principles, and preventive maintenance. Participants learn about working with residents of apartment buildings, contractors, vendors, and employees. After completing all coursework, applicants take a comprehensive exam. Apartment managers must renew this certification annually and meet continuing education requirements to do so.

Certified Professional of Occupancy (CPO)

Founded in 1990, the National Affordable Housing Management Association (NAHMA) is a professional association for owners and managers of private, multifamily housing that receives government assistance. NAHMA works to facilitate connections between property owners and managers and Housing and Urban Development (HUD), state housing agencies, and other governmental bodies. NAHMA is the Washington, D.C., representative for housing management associations across the country, including the New Jersey Affordable Housing Management Association (JAHMA).

The CPO designation is managed by NAHMA as part of their education programs. CPOs complete a comprehensive course on HUD’s occupancy requirements for subsidized multifamily housing programs. The course covers eligibility criteria, tenant screening and selection, non-discrimination, and other key topics to ensure the provision of equitable affordable housing. Participants must pass an online exam after completing the course to earn certification as a CPO. Continuing education is required to maintain CPO designation.
